| Booking A booking contract between the owners, and the holidaymaker shall be established when a completed booking form and the advance booking fee has been received by the owners. Dates will be held provisionally for 4 days. If no written confirmation and deposit is received within this time, the dates may be released. Payment An advance booking fee of £75, per week booked, is payable to confirm the booking, with the balance payable 6 weeks prior to the start of the holiday. Arrival/Departure The property will be available from 2pm on the agreed Monday start date and must be vacated by 12 noon on the agreed Monday finish date, unless alternative arrangements have been agreed with the owners. Damage/Breakages Please advise the owners of any breakages or damage in order for these to be rectified prior to the next guests’ arrival. Cancellation Any cancellations must be advised in writing. If a cancellation is received within 3 weeks of the booking date, the balance will be refunded only if the property is re-let. The advance booking fee is non-refundable. We do not provide insurance against cancellation, so this is something you may wish to take up with your own holiday insurance company. Bed Linen/Towels/Electricity Clean bed linen and towels will be provided on your arrival. Cleaning of the property and linen change during your stay is included. Electricity is included in the rental cost. Car Parking There is a designated car parking space to both of the properties. Vehicles are parked here at your own risk. The property owners take no responsibility for any damage or loss caused to such vehicles. Non-Smoking Policy The properties are non-smoking to ensure we provide a clean and healthy environment for all of our guests, smokers and non-smokers alike. We would ask that you respect this ruling and smoke only outside the property. Booking conditions 1. No subletting is permitted without written consent from the owner. 2. The property owners or their representative must be allowed access when required for the purposes of maintenance of equipment, fixtures and fittings. 3. Charges are fully inclusive of VAT and fuel. 4. The owners reserve the right to invoice the holidaymaker for any breakages or damage caused. Tenants are asked to advise the owners or their representative of any such breakages immediately. 5. Any necessary extra costs for cleaning to be borne by the holidaymaker should the property be left in an unacceptable condition. We ask that all holidaymakers ensure the property is left in as clean and tidy a condition as at the start of the holiday. 6. Tenants should ensure that the property is securely locked when not occupied during the holiday let. 7.
